This residential property is an attractive early 1930s house located in a predominantly residential area of Leicester. KM Architects clients wished to create a single storey extension at the rear of the house by sympathetically extending across the whole width, and also wanted part of the existing dwelling remodelling. The clients required additional living space appropriate for modern day living with plenty of natural light, including a larger lounge area and a kitchen diner, all with good visual links to a newly reformed patio and the garden.

KM Architects carried out a measured survey of the existing residential property in Evington, Leicester and then produced scaled drawings as the basis for a “sketch” design to be discussed with the clients. Once the clients were happy with the proposed design for the extension and remodelling, KM Architects created a set of detailed planning drawings and successfully obtained planning approval. Further drawings for building regulations approval were then produced, which later formed the basis of the working drawings. KM Architects then produced a specification for the work, and this together with the working drawings were sent out to a selection of reliable local Leicester builders to tender for the construction work. The builders’ quotes for the work were then evaluated, ensuring all items in the breakdown had been priced correctly and to make sure no extra un-necessary costs could be added to the contract later on in the project. KM Architects advised the client on the selection of builder before preparing a contract between the client and the successful contractor for the work, then project managed the remodelling and new extension on site.

KM Architects design is an elegant architectural solution for the 1930s residential property in Leicester . The existing small single storey extension with unattractive modern window was removed, and remodelling carried out to the lounge and kitchen areas which were extended to create a spacious kitchen diner and lounge, both containing French doors with strong visual and circulation links to the garden. Partial remodelling and renovation of the existing terrace was carried out and the terrace extended to create a generous outdoor sitting area overlooking the garden, giving a better flow between the indoor and outdoor spaces. Flat rooflights were used with modern high performance membranes to allow additional natural light into the interior of the extension.

The clients were delighted with the results.
