Contemporary New Build, Residential, Leicestershire
KM Architects’ clients wished to replace the existing residential property on their site with a contemporary new build house which would extend the “footprint” further back if allowed by the planning authority. They wished their new house to take advantage of the lovely views from the rear of the site over the surrounding fields and attractive countryside surrounding Cropston village in the pleasant Charnwood Borough of Leicestershire. They also wished to retain the charming mature garden at the rear and provide a good outlook and good access from the new build residential property to the garden. They also wanted a new terrace at the rear to form an accessible outdoor sitting space.
The contemporary new build house needed to be light and spacious, to contain generous sized rooms and include four double bedrooms, all with ensuites, a substantial hall with feature staircase, fireplaces in the communal rooms and sufficient storage in all areas. A high standard of finishes was required using natural materials including stone and timber. A large double garage also needed to be accommodated on the site.
KM Architects elegant, stylish, bespoke dwelling utilised traditional materials and construction for the contemporary design, incorporating a low brick plinth with textured render above on the exterior together with hardwood windows and doors. Some of the charming stained glass windows from the previous residential property were also included in the new house.
KM Architects design provided light and airy interiors with high ceilings. A feature textured stone wall adjacent to the staircase in the hall extends up two storeys to the underside of the roof. The kitchen diner features a textured slate wall with a tiled floor. A subtle, understated colour palette was used throughout the house, with hardwood floors and fittings, mainly in light oak, inset lighting and air conditioning. A “den” with stunning views over the garden and the Leicestershire countryside nestles in the roof space, accessed from a feature screened spiral staircase up from the master bedroom.
KM Architects produced a sketch design for the new residential property which was then worked up into planning drawings, and planning permission was successfully obtained before KM Architects detailed up building regulations drawings for approval and produced working drawings for local Leicestershire builders to price from and to use for construction.
