This residential property is an attractive detached three storey Edwardian house in Stoneygate, Leicester which our clients wished to make more suitable for modern day living. They wanted to carry out renovations and remodelling of parts of the interior whilst retaining the original Edwardian character. The flow of the interior space needed improvement, additional storage was required and KM Architects advised the levels of insulation needed upgrading to modern standards.
The building work on this residential project in Stoneygate, Leicester was eventually undertaken in two phases. The first phase included renovations and remodelling to the second floor to accommodate an ensuite for the master bedroom. A redundant space was used to form a high quality ensuite bathroom, using a partition wall to divide the ensuite from a corridor that accessed the master bedroom. By the clever use of a “vanishing pocket door” KM Architects were able to make the most out of the space available.
The second phase included internal renovations to the ground floor with the remodelling of the existing kitchen, snug, utility area and WC. By removing the existing wall between the kitchen and snug a large open plan kitchen diner was created with an improved visual connection to the garden and a better flow between the indoor and outdoor space. By integrating and insulating the original outdoor boiler house, utility room and WC and providing a high quality bi-fold door system these spaces can now be used effectively by the clients.
KM Architects carried out a survey of the existing residential property before producing scaled drawings and a “sketch” design for discussion with the clients. Once the clients were happy with the proposed design a set of detailed planning drawings for the residential project in Stoneygate, Leicester were created and KM Architects successfully applied for and obtained planning permission. Further drawings were produced for building regulations approval, which formed the basis for working drawings. A specification was then produced and sent out to a selection of reliable local Leicester builders together with the working drawings to tender for the construction work. Due to the clients’ circumstances the works were then split into two phases, thus the specification and information was revised before resubmitting the first phase of the project to the contractors for revised quotes. These were evaluated and KM Architects advised the client on the selection of builder before preparing a contract between the client and the successful builder for the building work, and project managed the work on site for the duration of the remodelling and renovations. The project was then re-tendered for the second phase of work; the clients chose to remain with the same builder who had carried out the work on phase one as they were most impressed with their work. The clients were delighted with the alterations to their residential property to make it more suitable for modern living without detriment to the original character, and most appreciative of the excellent service they received from KM Architects.
